Capitulation in "The Retreat"



Do ya like em BIG?

Here's s shorty in "The Retreat" that has everything you could ever want. 8128 Tender Way, is 5307 sq/ft and has 5 bedrooms and 5.5 baths. It's upgraded to the hills and it has a bitchin back yard complete with pool, putting green, sunken bbq pit, fireplace and who knows what else. This home was purchased from the builder for $1.32 million. It was listed as a short sale a few months ago for $800k. It's back this time listed as a short sale for $550k. That is 58% less than the selling price. And probably close to what this house should sell for in a normal market.



Sorry folks, this one does not include a rubber duck!

The difference between this backyard and the rubber duck one is like the difference between Angelina Jolie & the octuplet's mom.

beautiful home; i would be very surprised if this went for anything less than $600k... it seems like this model has gone in the $650k range as recent as last month...

Retreat is at 100-115 a square foot max. 4500 sq. ft on Lady Banks (one of the nicest streets with view) was listed at 450k foreclosure. Good thing I denied a short sale approval on one I was gonna buy at 135 a square foot. Everyone else listed above $115 a sq. ft is screwed when comps come up for any buyer. This house is nice, but has a hill in the backyard. Retreat is worthless without golf view. Plus there are some real ghetto peeps in this neighborhood (hopefully they get foreclosed on and let people who can really afford it move int)

PS...the HOA is in trouble, the guards at the gate are worthless and there are some relocations from "Compton" that make this area pretty scary. Wouldnt be suprised if there is Meth being made in some of the houses. I drove around the other day and it looked like Inglewood with nicer houses. No less than 5 thug looking characters walking around...you need a gate within the gated community!@

Inglewood with nicer houses?? Now I've spent a lot of time in Inglewood and the retreat and lemme tell ya, there is no comparison what so ever. I've never seen anyone that fits the description of a thug walking around in there. The HOA is in trouble, I know that to be a fact. They just raised the fees in order to keep those worthless guards. I looked at the home on Ladybanks. It's a decent looking house. The price was good too and I see it's no longer listed so it must have gone pending. I agree on your price range $100-120 s/f is plenty in there. The high tax rate is a killer too.

people looked they were from Inglewood and the houses are obviously nice. We looked again today, but this area is not for us. I would rather have a smaller house in OC and the schools/taxes/hoa are horrible.
