This weeks Delusional Seller Award

This weeks Delusional Seller Award goes to this fella at 3237 Clearing CRK Corona

This home has been listed for 337 days and the guys has not dropped the price one dollar. The market has fallen 30% in that year yet he remains convinced someone will fall in love with his mcmansion and write him a check for
$1,035,000 (what's with the $35K?). The listing says this house was built in 2007 and does not have a prior sales price. These homes were built in 2005 and sold new in the $800s.

I will also give the realtard an honorable mention for this retarded description.

Beautiful Luxury 4,000 sq' Hilltop Estate on quiet CDS w/ Stunning Panoramic Views! 5Bd 4Bth, Xpd 4Car Gar w/ Casita. Huge White Island Kitchen SS appl, Ital Travertine, Huge Bonus Rm, Family Rm, Office/French Doors, Cstm Paint t/o. Large Veranda w/ Outdoor Fireplace, Balcony. Private Blk Fence 10,552 sq' lot. Stunning Mtn Views/City Lights. Seller assist w/ closing, landscape credit.

OK, what is with all the abbreviations? Does the MLS charge by the letter? Seller will assist with closing. By assist I hope he means he will bring a check for $500k. You also get a landscape credit which must mean the back yard is still dirt. Can't tell since there is only one pic (again, do they get charged extra for more than one pic?)

Just how delusional is this seller? There are currently 5 homes for sale on Clearing Crk. 2 are under $500k, one is $570k and one is $660k. They are all about the same age and size.

There is one exact model match very close to our dreamer at 3255 Clearing Crk. The house is a 5 bed/4 bath with 3949 sq/ft of living area.
This home is a bank owned property that just hit the market. The asking price is $475k! That's not a bad price for this home. It's in a good area and it's a nice house. $120 s/f is the lowest price in the immediate area so this actually has a chance of selling.

That makes this home less that 1/2 the price of Mr. Wishingprice's. $560k less!

looks the same to me.

Oh look. The realt-whore has an IT friend who has mediocre Photoshop skills. Let's replace the IE smog with some blue and touch up the foreclosure grass! That willl make it sell!!!! YES!!!

This is another one of those situations and I'm probably going to get railed again for it.

This was copied directly from the MLS with all sensitive info removed:

"Call Owner directly at xxx to show and for details. Present offers direct to Owner. Notify listing office if offer is accepted and when sold. Limited Service. "

So the seller is a idiot, pie in the sky type but the listing appears to be one of the fee for MLS FSBO deals. Don't go getting all crazy on the agent here, this absolutely laughable listing is all the sellers doing.

Then I apologize to the listing agent. I don't think they have to worry about anyone contacting them about it being sold. The only contact they are likely to get is from a bank telling them the home has been foreclosed.

I'm not familiar w/ Corona, but the one for $475k seems like a good deal. That's a nice house.

BTW, first poster was totally right about the photoshop on the first listing. Look at that blue sky, BWAHAHAHAHAHAHA...

3237 has 4 cars garage while the the other has only 3. That's must be the justification for the extra 560K. You know how much drywall cost nowdays?

Four car garage.
The hedonism astounds.

The wife and I drove that neighborhood a couple weeks ago and joked that Clearing Crk was an appropriate name for that street. Lots of homes hitting the expiration of the 2-year teaser rate period. The street is being cleared alright.

Talk about delusional sellers:

A 507 sq foot twenty-year-old condo in Ontario with the following listing history:

Listing Price History
Date Price
Oct 23, 2007 $195,000
Dec 14, 2007 $175,000
Jan 05, 2008 $150,000
Jan 09, 2008 $175,000
Feb 26, 2008 $189,000

In this seller's happy place the value of closet-sized condos is actually going up, up, up!

And he paid $85,000 for it in 2003.

Any ideas why he would be doing this?

the guy bought a 500 sq/ft condo in Ontario. Who knows how a mind like that works. That might be smaller than my old Cubicle at work, My new one is the size of a shoe box.

LOCATION LOCATION LOCATION,

IT'S DOWN THE STREET, AROUND THE CORNER, MILLION DOLLAR VIEW.

I am sure this owner had a caveat in this mortgage contract that he is not competent enough to be held accountable for his decisions.

Yea, those neon orange walls are why he raised the price. Looking at that paint for a few hours has got to make you feel more positive about the market. Or it might just make you really dizzy. Either way it obviously makes you want to raise the asking price.

There's another $202/mo dues on that crapshack. Payment(PTI)and dues will run you about $1500/mo for that 500 sqft dump. You can rent a nice 2 or 3br house for that much.

That is an interesting question. I wonder if there is some "extra" disclosure a sellers has to sign when paying a real estate company for doing nothing more then inputing data into the MLS. This is a FSBO and there are many real estate companies who specialize in collecting a couple hundred dollar fee for doing the input. I'm willing to bet that Realtor's ethics only apply to an agency relationship and in a situation like this I don't think there is an agency relationship as the seller is representing himself. I very well could be wrong though.

Hedonists have four car garages? I need a nine. Geez. But my muscle cars are appreciating more that real estate these days.

golfer_X said...

I need a 4 car but want a 6 car. I currently have 1 daughter driving, another is 16 this year. So we will have 4 cars this year. I'de also like another 2 car to use as a shop. I have lotsa big power tools like a table saw, a band saw a few different sanders etc. I need at least a one car or a separate shop just for those. Most people would use the garage for the tools and leave the cars outside but I'm a little anal about garaging my cars. So for me a 2 car garage is out of the question. At the very minumum I need a 3 car, 2 for mine and the wifes cars and one for the tools. The kids can park thier jalopies outside.

These days the mom and kids drive the nice cars, I drive the jalopie. WTF happen?

Dude! Your wife and kids have your nads in a jar on top of the refrigerator. I bet you put gas in their cars for them too. Quit being whipped, grow 'ya self some big new hairy ones. Tell the kids to buy their own cars. Go out and get your self a car you really like. You earn the cash, you deserve it! Just go and do it, don't ask anybody. Tell any complainers to write an email to gofyourself@couldcare.less
Following this advise will either allow you to retake your rightful place as King in your Kingdom, or precipitate a nasty divorce plus alienation from your kids. Good luck.

I already followed that advice. Bought me a new Benz in 06 ;-) (The wife drives a Dodge and she makes way more than I do). Yup, I'll put gas in her car and wash it too and not because she has my nads in a jar either. She still likes me too, I have proof. Last night she came home with a bottle of scotch for me. She noticed I was out. She's a keeper!
