Corona, just reduced, $75 s/f



Here's a price I haven't seen yet in Corona.....until now. $75 a square foot!

22904 Briarwood Dr. This is a big home at 4666 sq/ft. It has EIGHT bedrooms and 4.5 baths. Great if you are running a boarding house or plan to take on 6 or 7 foster kids. Some of that space is a finished attic. I've seen this floorplan and the finished attic would be kinda cool to use as a kids play area or a home gym.

This home has been listed since late last year off and on. The previous owners bought it in 2003 for $440k. The bank took it back for nearly $600k. Obviously this was used as a home ATM. The money certainly wasn't spent on the house. It's not bad, but it's sure not been updated in any way. Current asking price for this thing is $350K or $75 s/f. That's down right Moreno Valley-esque in price.

That far southern area of Corona has been selling at a significant discount to the northern areas for over a year. If you had to get to/from the 91/60/10 I wonder how much it would add to your commute? My lease is up in November so I'm keeping an eye on the nicer areas of Corona (south of Ontario, Green River Rd. or even the Cresta Verde golf course area.)

This one is not as far down as you think. It's only about 5 miles south of the 91fwy. The ones that have been taking a real beating are farther down in Sycamore Canyon and Horsethief Canyon.

I like the Crest Verde area (Corona Hills). Nice area, and nice homes. It's a little older so it's more stable than most of the new tracts.

I wonder if you saw this map over at the Irvine Housing Blog? It is a pretty interesting representation of housing prices versus distance inland. It helps to explain why certain areas of Corona are an attractive way for OC'ers to downsize their housing budget. One commenter works in Irvine and commutes to west Corona 25 minutes door-to-door. I'm hopeful those price drops will continue to creep inward.

I work near Disneyland and from there to Central Corona(near the 15/91 interchange) takes about 30 to 40 minutes on average going to or coming home from there. I carpool though, so we are in the carpool lane and we use the fastrak.

It was sold in 1999 for about the same price! So after 10 years its cycle back to that price, how ironic...

I've walked that floor plan a couple times. A big house with 3 stories is not my idea of "easy maintenance". It would make an excellent bordello as well, besides the uses already contemplated.
