This guys IS the biggest tool on the planet


Anyone remember the realtor/owner that was trying to sell the house with the fake grass for about twice the going comps?

he earned the Realtard of the Month award back in May of 2008 for listing his house for $875k to $925k. A price that was nearly 3 times what the nearby REO's were listed at.

Well, after a few months on the market and several price reductions that finally got his asking price down to $775k (still about double what it should be listed for), he has changed strategies. Price reductions are not working. Hey, lets try a big friggin increase. After all, the California Association of Realtors have just announced that sales in the IE are up 176%. Homes must be flying off the shelves, right?

So the Realtard of the month has RAISED his asking price to 1 MILLION dollars! HAHAHAHAHAHAHAHAHAHAHAHA. Oh man, I nearly messed up my monitor again when I saw it. This guy (or gal) is obviously off his meds.

And in the 3 months the home has been listed he still cannot quite find the time to take some pictures of a CLEAN house.

I screwed up!

Yes, as a matter of fact that is fake grass.


I gave away the award for the Realtard of the month already, then I found this listing.

17362 Woodentree Ln, Riverside is in the Victoria Groves tract. The home is 3198 sq/ft and has 3 bedrooms and 2.75 baths. This home appears to be owned by a realtor. The past sales look kinda fishy. I don't know what was going on with a $550k sale in July 07 and then another $635K sale in November of 07 ( I can't believe those are legit sales ). Now this tool lists his home for $875K to $925k!! Huh?

The listing is amazing. Here's the first sentence (and what a sentence it is).

WHY BUY A SHORT SALE OR A BANK REPO HOME THAT NEEDS LANDSCAPING , PAINT, CARPET , DOSENT HAVE A POOL , SPA, BUILT IN BBQ FOR THESE HOT RIVERSIDE SUMMER DAYS WHY COME HOME & THINK I WISH IT WAS ALREADY FIXED UP & DONE I'M RUNNING THIN ON CASH I WISH I HAD A POOL TO RELAX IN.

Ok Mr Realtard, here's why. Because those homes are $500K cheaper than yours!

Now on to one of the best things about this listing. There are 10 pictures of the home. Six of those are of the outside, three of them are of the front, one is the dog pen (yup, the dog pen!) and there are two of the pool. The remaining 4 are of the inside. In all four shots there is crap all over the place. 2 of the 4 pictures are of a pool table with crap on it and under it. There is one shot of an untidy kitchen and one shot of the back of the couch (of course with crap on it).

I don't understand what the point of this listing is. Most homes in that tract are listed around $130 s/f, with the low end REOs lising down near $100 s/f. This moron lists at $274 s/f (at his low end of the price range). This listing makes my head hurt......



Yes, check out the fully carpeted dog run!

Could ya maybe put some more crap on the counter? Love those builder grade cabinets too!

Ok, what is this picture supposed to show me other than that the laundry was just done and is now on the back of the couch.

Victoria Groves goes Sub-$300k


Here's the first listing I've seen in Victoria Groves under $300k.

12377 Mimosa Ln,
It's a 5 bedroom, 3 bathroom house that's 2470 sq/ft and it sits on a decent sized lot of just over 8000 sq/ft. The last owners did take the stove with them but the rest of te house looks to be in great shape judging from the pics. Even the back yard looks nice. This home listed as an REO 2 weeks ago at $320 and they have already reduced it to $299,900. It's not the cheapest on a price per square foot basis but it is the cheapest home in the tract by about $40k currently.

Worth $300k?

Delusional seller of the week


I was beginning to think that the sellers were getting a little less delusional about pricing their homes. It's been a while since I ran across one than made me spit beer all over my keyboard and monitor. Well, I was wrong again...oh so wrong.

This week's award winner lives in the Victoria Groves tract in the southern part of the city of Riverside. It's a nice area, nearly all the homes are new, having been built in the last 10 years. Of course, this makes it a prime foreclosure area. There have been a multitude of foreclosures in the Victoria Groves tract. In addition, there's a whole bunch of short sale properties listed. There's still a lot of overpriced homes listed in the tract, but most of these are in the $500k area, or about $150 to $170 a square foot. The lower priced homes, the price leaders are the REO properties. Many of these are down in the mid 300s. There are currently 7 of them in this range with an average price per square foot of about $125.

What does our delusion seller think his 2003 vintage Riverside tract home is worth?

$850,000!!!
(That's $287 per square foot)


Ok, ok, now clean off your keyboard, I did warn you. Once again I find myself wondering what kind of agent takes a listing like this. It's not like this is some palace built amongst the normal tract homes. There is no pool, no tennis court, no 15 car garage. It's a nice enough looking house, but it's still just an average looking tract home. Even at the peak they would have had a hard time getting $850k for this place.

So, here it is, 17590 E Robusta Dr. It's a 5 bedroom, 3 bath home, 2961 sq/ft in size, sitting on a rather average 8300 sq/ft lot. Your's for the amazing price of $850k. Here is the listing description. "DON'T MISS THIS COZY HOME, LOTS OF UPGRADES IN A GATED COMMUNITY IN A VERY QUIET ELITe NEIGHBORHOOD IN RIVERSIDE. CUSTOM MADE HOME OFFICE FOR PROFESSIONALS WHO WORKS A LOT AT HOME. WAS VALUED AT 1,000,000. SELLERS ARE MOTIVATED MAKE AN OFFER." Wow, it was valued at a million dollars. By whom? the tooth fairy. Anyone want to offer $150k just to make them shoot beer out there nose (with anger and not laughter though).


Or you could have this home a couple of streets over at 17889 Orangewood. This is a 4 bedroom/3 bath home, 2642 sq/ft. It's and REO listed for $333k. You can do a lot with the extra $520k you would save. For instance you can buy this house at 17797 Cedarwood for $349k.



That still leaves you $170k to spend. That's more than enough to buy you and the wife/hubby a new 7 Series BMW each (or a couple of Hummers with spinning rims if that floats yur boat).

Victoria Grove Goes Sub-$350


This is the first sub $350k home I've found in Victoria Grove. There are a few in the High 300s in addition to this home.

17797 Cedarwood DR Riverside, CA 92503. It's a 6 bedroom, 3 bath, 2854 sq/ft. This is a nice enough looking home. It does not appear to be a bank owned home and it does not mention it as being a short sale. The current owner picked this home up Feb 07 for $560k (can you say knife catcher!). It's currently listed for $349. A loss of $211k in 11 months.

Being the lowest priced home in the development this probably has a fair chance of finding a buyer. At $122 sq/ft it's also one of the lowest priced homes in the area on a $/per square foot basis.
