Sales by Zip Code

I'm kinda tired after 4 days in Sin City so I don't have much energy for a long post. I see DQ has posted the sales by zip code numbers, here they are. Nothing really earth shattering here other than the drop is sales numbers. It could be a statistical fluke of a sign that the market isn't as healthy as some folks would like us to believe (not that we would of course).

The price differential between Moreno Valley ($76-86/sq. ft.) and Riverside ($117- $196/sq. ft.) is really stunning given that they are next to each other and aren't all that different in terms of neighborhood safety. Either Riverside has a ways to go down or Moreno Valley is a really good buy. Temecula looks suspiciously high too.

FairEconomist - There is a HUGE difference between Riverside and Mo Val in my opinion. Huge. Riverside will always be higher than Mo Val. I, for one, would never live in Mo Val, but love Riverside.

I do find it very interesting that when you look at that list Riverside is the only one in the positive. Holding steady in Riverside I guess.

There is a difference but it's not been 30% or 40% traditionally. It also depends on what part of Rivy you are comparing it too. I would rather live in MoVal than over by the airport for instance. Most of Moval is fairly nice. I have lots of friends and family there and spend a lot if time there. Honestly, comparing the two there's not much difference. The better areas of Riverside are certainly better than the better areas of MoVal. But the rest is a toss up.

I think Moval has probably overshot a bit. The prices there are pretty good now. You can buy 2 year old 3000 s/f homes for around 200k. You can get a decent older 1500-2000 s/f home in a reasonable area for well under $150k

Riverside probably has a wee bit left to fall.. That difference in price per sq/ft is one of the things I do look at when trying to determine if an area is still overpriced or not.

I'm just taking a guess but it's possible since MoVal is newer their prices are lower due to a lot of the CFD/SpecialAssessment/Mello Roos.

That's just a guess though. For example, I was looking at the northern Lake Elsinore community (forgot what it's called) where a brand spanking new 3500 sq ft home with massive upgrades was only $300k.

BUT the taxes $300 a month + HOA $250 a month + CFD of over $400 a month means that you are paying about $1000 a month alone in taxes! Can you imagine if you even had paid off the house in cash, you'd still have $1000/month payment on your house!? To live in the boonies? Ridiculous!

Most newer tracts will have CFD (mello Roos) and a lot of them will have HOA (although $250/mo is very high). It doesn't matter if you are looking in MoVal, Perris, Temecula, Corona or where ever. Most anything built in the last few years is going to have crazy high taxes. Very few tracts have been built that don't have a CFD tax. The average is probably $3000 per year for the CFDs and many of the tracts built after 2005 will have CFDs up around $5000 per year. Yup, it's nutz!

Odd. My parents live in a new tract of homes in Rancho Cucamonga 91739 that do not have any special assessment whatsoeve

I'm really close on closing a deal in Sycamore Creek but now I'm getting cold feet after reading about Corona gang problems. My kids will be in high school in a couple years and I'm thinking about that.

What do you guys think? I've lived in Alta Loma half my life and my kids grew up in South Bay. Alta Loma was mostly white so I didn't have any gang problems.. but I notice demographic for Corona schools are 50%+ hispanic and apparently stats say more gangs. Is it true?

The KB tract just north of Sycamore does not have Mello and "The Highlands" off Buchanon doesn't. That's the only two newer tracts I know of in Corona that don't have MR.

Didn't know there was a "gang problem" in Corona. Most of the Corona schools are pretty good. Don't rely too much on the media. You should know by now the news has a tendency to ignore the good and exaggerate the bad. After all they are trying to sell a product.

golfer_x I was trolling the Topix , redfin & trulia forums and relying on reviews of people that live there. I'm scared sh1tl3ss now and getting cold feet.

Just for kicks though, would you rather live in:

1) Sycamore Creek
-or-
2) Tuscany Hills (Lake Elsinore)
3) Canyon Lake

I don't mean to dominate all of your threads with my inquiries, but any feedback would be very appreciated.

I commute to the OC so I would choose Sycamore if I had to choose one of those. The other two are too far. If I didn't commute and wanted to live down that direction I would go farther down into Murietta or Temecula. If you want to be in an area with mo white folks then Temecula is where you should be looking.

Ok but where would Asian kids feel a better fit? Alta Loma was safe growing up but I did remember a lot of racism from children, since at the time it was 99% white.

So perhaps I have to make a decision of racism from other kids , versus a less safe area? Unless you're really trying to convince me that Corona isn't as bad as a lot of these forums are making them out to be.

there's a good mix of every race in corona. its even more evident in eastvale. just walk into ralphs or vons at any given time and you will see black, white, hispanics, asians...
better yet, just go visit the schools where you want to live, that will give you an accurate picture of who your kids will go to school with.

I know folks with kids at all the high schools in Corona-Norco and teachers at most of them. There maybe gang problems in the area, I don't know about that, but the schools are very proactive about keeping them out and about security. I have not heard anything about gangs causing problems in the schools themselves and no one has said anything about their kids feeling unsafe at school. Mostly folks seem satisfied with the high school situation, except for the large classes this year due to budget cuts.

Even when you were tired, you compiled a good list over here. I agree with you, it is spread all over that, market is moving ahead to regain its earlier position and soon will do it. However, reality is not that.
