Check out this BS
16475 Lake Knoll Pkwy lists as a short sale, it says poor condition but in the pic it looks ok. It lists cheap and goes pending pretty much immediately. It sells pretty cheap and the listing agent and buyers agent and the same guy (who'da thunk it). Now this is where it gets shady. 30 days later, it lists again for $160k more than it sold for, and the agent........ You guessed it, the same guy. But it gets better, the listing states the owner/seller is a realtard! Anyone wanna bet the owner is the listing agent? This looks like a perfect example of short sale fraud. He lists the property indicating it's a dog, gets it cheap and then turns if for a quick profit. And of course the lender takes a bigger loss than they otherwise would have. His asking price is pretty darn high and I doubt that it will sell for anything near that but even if it sells for $350k that's still a very healthy profit assuming he didn't actually need to do a major rehab.

OMG check out the pics

Here's a "classic" realtard listing. 17551 Dry Run Ct in Woodcrest. This home was purchased for $350k as a shorty in March 2010. I guess the buyer didn't like the country living or maybe it was picked up as a flip (doubtful). But in any case it hit the market last weekend listed for $499k! This guys thinks he can make $150k in a year in this market. I can't tell if this guy put the pool in or if it was in before. The previous listing did not mention a pool. I kinda think he added the pool and is trying to recoup the cost of that AND his other costs.
So what makes this listing "classic"? Well, 10 of the 12 pictures are UPSIDE DOWN! (just like 40% of the homeowners in the IE). Oh and the all caps and spelling errors. In addition the statement that the lot will make a great vineyard or DRIVING RANGE? Really a driving range, have you ever played golf? Most of this lot is pretty unusable. It's basically a gulley with the only flat spot being where the home is.
What are this guys chances? Basically zero at this price. A much nicer, larger home just sold down the street (with a way nicer pool) for $420k. Most of the nicer homes in Bridle Creek are selling for about $125 s/ft. So this guys price should be close to what he paid at $365k. The listing does not quite qualify for the ass clown award but it's pretty damn delusional none the less.

A funny smell in Norco

No it's not horse poo, it's the smell of desperation. It comes from homes with listing prices only a fairy god mother could grant. Since all the fairies moved up north there's no hope, yet they still try. I've noticed more than a few of the ridiculous listings are owned by REALTORS (Remember the million dollar fake grass house in Victoria Grove).
Why do they bother? Are they low in meds. Is it hope, desperation or just plain stupidity that drives then to list homes at double the price of the comps. As so called "professionals" (that's what the radio ads call them), they should know there houses can't possibly sell at those prices. There's no way they will appraise that high. There's no way anyone could get a loan and people with enough to pay cash are usually smarter than that (that's how they got the cash).
Let's take a look at the latest gem I've found. 3845 Mount Shasta Dr in Norco. This is one of the newer homes built back against the hills in Norco. This home was built in early 2005 and sold new for $816k. That's pretty close to the peak so this REALTOR paid top dollar. Like most REALTORS he went on an upgrade spree, adding a pool, a stable and lots of landscaping. From the pictures this looks like a beautiful house. But he has listed it for $849k. Great price in 2006, not so great in late 08. The house is 3176 sq/ft and has 5 bedrooms and 3.5 baths. At his asking price that works out to $267 sq/ft.
What's his competion? On the same street there are currently 3 REO properties listed. They range in price from $477k to $499k and all three are bigger than the REALTORS place. The average price of the 3 REO's is about $130 sq/ft. Realtard is asking $267 sq/ft, that's more than double on a price per square foot basis!
In the last 3 months there have been 3 sales on the street. One was a model match to his and it sold back in July for $485K. A second of those sales is also a model match and it posted at $392K (although this might be the bank). I might even bite at that price! And the last sale, remarkable also a model match posted in at $475k. That's the comps. 3 recent sales with an average price of about $450k and 3 REO's still for sale all listed in the high $400s. Even factoring in his pool and stable he is about $350k too high. If you are interested he will consider a "lease option". hahahaha
And about the picture, no I did not pick a picture of the back yard because I like the pool. I picked it because there is NO picture of the front of the house. Isn't that taught on day one of REALTORS school? Take a freaking picture of the front of the house!

This guys IS the biggest tool on the planet

Anyone remember the realtor/owner that was trying to sell the house with the fake grass for about twice the going comps?
he earned the Realtard of the Month award back in May of 2008 for listing his house for $875k to $925k. A price that was nearly 3 times what the nearby REO's were listed at.
Well, after a few months on the market and several price reductions that finally got his asking price down to $775k (still about double what it should be listed for), he has changed strategies. Price reductions are not working. Hey, lets try a big friggin increase. After all, the California Association of Realtors have just announced that sales in the IE are up 176%. Homes must be flying off the shelves, right?
So the Realtard of the month has RAISED his asking price to 1 MILLION dollars! HAHAHAHAHAHAHAHAHAHAHAHA. Oh man, I nearly messed up my monitor again when I saw it. This guy (or gal) is obviously off his meds.
And in the 3 months the home has been listed he still cannot quite find the time to take some pictures of a CLEAN house.

Realtard of the month

This listing popped up today. It's by far one of the worst listings I've seen this month. Everything about it is bad. The price is just retarded, the pictures are worse than retarded and the listing information makes even less sense than the price. It looks like he just clicked every available box when making the listing.
Here it is!
16909 Ridge Cliff Dr. in the Lake Hills development in Riverside. The home is one of the big ones way up at the top. The house is 4576 sq ft and has 5 beds and 4.5 baths. It was built new in 2006 and sold for just over a million dollars (1.043M). Today the area is REO central and you might think that would affect the price this home was listed for. But you'd be wrong. Oh no, damn the foreclosures, this team of 'tards think they can get $1.3 million for this house. What did the owner do to justify a $250k increase in price? Well judging by the listing description NOTHING. I'm guessing it's exactly as he bought it, dirt yard and all.
"Exclusive Custom build Home, panoramic view any time located in the great community of the Lake Hills Reserve. Add your own touch by fully customiziing to your personal needs inside and outside."
Ok, so let me get this straight. I pay 1.3 million and I have to fully customize the inside AND outside myself???
The picture posted is the ONLY one of the house out of a total of 12 pictures (well, technically there is another of the house shrouded in fog). The rest are pictures of sunsets taken from the street in front of the house.
Now, check out the pool information from the listing,
Pool & Spa Information
It also has a 10 car garage according to our Realtard of the month. What else jumps out at me, sheet vinyl flooring? This house looks to have more rooms than Hearst Castle if I believe the listing. Oh gawd, thats enough. This listing makes my brain hurt.
We salute you, Realtard of the month, MARCO VIDAL!
By the way, there is a bigger house just around the corner listed for $575k. It's been listed for nearly 3 months. This house is only about $800k overpriced.
- Association Pool
- Fenced Pool
- Fiberglass Pool
- Filtered Pool
- Heated Pool
- In Ground Pool
- Private Pool
- Tile Pool
- In Ground Spa
- Association Spa
- Heated Spa
- Solar Heated Spa
- Permits for Spa

delusion seller of the month
This one actually made me laugh out loud. As most of you know by now, The Retreat is South Corona is a favorite whipping post of mine. It perfectly illustrates the heights that the great bubble attained. It's also a perfect illustration of how bad the crash is going to be. To think that tract homes in the IE were selling for nearly 1.5 million bucks is just ludicrous and to think that one purchased in 2006 has actually gone up $400k in value is beyond comprehension.
The owner of this house has got be be on medication. The tract in which he lives is imploding. There are more brown lawns than green ones in The Retreat. Yet this bozo thinks his house is worth 3X what most of the others are listed for. It's a beautiful house to be sure but the reality of the situation is that it's probably worth 1/2 what the guy paid (or less).
Ready for a laugh?

22260 Rosemary Canyon Ct, this 5 bedroom, 5.5 bath Mcmansion was purchased new in May of 2006 for $1.4 million bucks. The lord of the manor then spend another few shillings adding some bling to his new digs. Fast forward 2 years, the market is falling apart all around him yet he thinks his chateau has actually increase in value by nearly $400k! He is asking an unbelievable $1.795 MILLION. Oh my gawd,it still cracks me up...

There are at least 6 homes of similar size near in The Retreat that are curretnly listed. Most are between $700k and $800k. More than 50% less than king boofoo above is asking. A few of these homes are also very nice looking and one is spactakular. 8128 Tender Way is the same floor plan as Boofoo's. But this house has a back yard that is to die for and the inside easily looks as nice as the other house too. This one is listed for $750K. About 1/2 of what the poor sap paid and that's not counting the large chunk of moola he obviously spent on the killer back yard. So this house is listed for over a MILLION dollars less than boofoo's place!
There are several other exact model matches that are listed for far less too.
22302 Appleberry Ct for $785K
8170 Tender Way for $818K
8010 Sanctuary Dr for $799K
As you can see all are listed for far less than the doofus above. Anypne want to offer him $500k just to make steam come out of his ears? Again I have to scratch my head in disbelieve that a realtard actually took this listing.....WTF???

Delusional realtard of the week

Another amazing listing from a realtor. You just can't make this stuff up....
Another Corona realtor has decided to list his/her house for sale. Maybe they are bored with Corona, maybe they hit the lotto and are moving to Beverly Hills or more likely they are broke and moving to Barstow (I've read that where the next RE boom will be!).
Our realtor purchased the home, 2443 Picasso Crk in Feb 2004 for $469k. The house is a 4 bed/3 bath home and it's 3468 sq/ft. It says to see pictures of the breath taking backyard but alas there are none. Just one fuzzy shot of the front of the house. Let's hope the listing agent gets those pics up soon. Our realtor obviously didn't get the memo about the current market conditions. He has this baby listed for $825k! That's $238 sq/ft.
I give up trying to guess what these idiots are thinking. There are at least 2 other properties in the same tract selling for WAAAY less than our expert's home.
2492 Hannum Crk is a REO property just around the corner. It's a 4 bed 3.5 bath home and it's a little bigger at 3816 sq/ft. It's currently listed for $499,900. It's been on the market 38 days and has already had one $35k price reduction.
255 Nanners way is also just around the corner and this home is quite a bit bigger at 4011 sq/ft. This is also an REO priced at $510k. This home has been on the market for 125 days and has had multiple price cuts totalling $100k so far.
Now if the two REO's can't sell why list another home for $325k more than them??
He list for $325k more than 2 homes that are larger than his. I don't care how breath taking his back yard is, it's not worth $325k

The Kool-Aid runs deep in Cucamonga
With the market collapsing faster than Milli-Vanilli's singing career why would anyone think they can make 220% on a home purchased in 2002? How much magic kool aid must one drink to think they can ask $850k for a home they paid $385 for only 6 years ago in today's market? Should we assume this person lives in a cave, on a remote island in the North Atlantic, to be so out of touch with today's market. No, this person is a REALTOR! Another realtor that is completely out of touch with reality. Another realtor that has watched his income fall farther than New Century's stock. Another realtor about to lose his home. To be asking this much, it's obvious he drank heavily from the Heloc kegerator.
Let's take a look at his castle,
7380 Marquis Pl, rancho Cucamonga this is a large home, 3766 sq/ft and it has 5 bedrooms and 4 baths. It's agood looking home on a decent sized lot and has a nice back yard with a pool. It was purchased new in Jan 2002 for $385k. Current asking price is $850k. Our realtor/owner is looking to make $465k in 6 years. These homes were selling in the mid to high 800's in mid 2006. But 2006 has come and gone unfortunately our realtor/owner is not willing to accept that.

Unfortunately for him the banks are under no such illusion. They are in the here and now and they own several near-by homes. Nearly right behind the realtor is 12830 Golden Leaf. This 3808 sq/ft home is an REO and it is listed for $625k. That's $225k less than realtor boy.

Nearly right across the street is 12855 Golden Leaf. Same model home, and another REO. This one is also listed for $625k.

And one block over thereis 12772 Wine Seller Ct. This is also the same model home, also an REO and this one is priced at $620. Nice looking kitchen in this one too!

There's also an even bigger home priced at $599k, 12846 Crestfield Ct although I think this one is a short sale.
The banks have set their price 28% below realtor boy. The buyers have set the price even lower because the REO homes are all just sitting on the market growing roots. They have been listed for a couple of months with no sales. Realtor boy listed his today...go figure. With 3 basically identical homes priced $225k lower he must be hoping for a miracle. He better get one of those St Joseph statues and bury it in the yard!

Realtards think we are all idiots
I've been a little pissed this weekend after an encounter with an agent at an open house on Saturday. I was bored Saturday morning so I went out for a drive to see if there were any open houses I could look at. I stopped at a few but is seemed like a slow weekend. Must have been the rain. On the way home I noticed some signs, so I followed them to the open house. It was not something I would really be interested in (too big) but I stopped in there anyway since it is in one of my target areas. I was the only person there so the realtard followed me around asking all the usual questions.
Are you looking to buy...when?
Do you have an agent?
What do you think of the house?
I told him the house was bigger than I was looking for and that I thought the price was far too high compared to the other homes for sale in the area (which it was by about $200k at least). He got the usual surprised look and then said that the home was priced lower than the recent comps. He had his laptop on and said he could show me. Logging on to Trulia he brought up the home and at the bottom of the listing on Trulia it listed the recent sales in the area. There were 4 or 5 sales listed in the last couple of months all at surprisingly high prices. I don't use Trulia but it only took a moment for me to realize what I was looking at. This is where I lost it and bit his head off. You see those so called "comps" were the trustee sales, those were the properties going to the bank. I should have asked him if I had a big f'in sign on my forehead that read moron. In a rather agitated tone, I let him know that I was not a retard, and that showing me trustee sales as comps to justify his fantasy price was a stupid thing to do. I was pissed! I could not believe what this dumbass had just tried to do. The sad thing is that for 90% of the buyers it would probably have worked. I just happed to recognize a couple of the so called sales and I knew they were REO properties.
I don't know if it's desperation or what, but I've run into a few gems this last month or two. I've noticed it's mostly the young guys that try this crap. The young gals don't seem to have quite the same knack for the BS. I have not had nearly as much trouble with the older realtors (40+).
