Best deal in the IE?

I might have found the best deal in the IE. The location ain't great but it's not terrible either. The location is horrible for commuting though. But if you were retired and just wanted a bitchin house this might be the ticket.



32871 Tiznow, Menifee, CA 92584 This is a builders model home and it is beautiful inside and out. It is just over 3000 sq/ft with 4 bedrooms and 3 baths. best of all it is a one story home and it sits on a good sized 1/4 acre lot. They have this listed for $349k! That's only 115 sq/ft for a fully decked out, upgraded to the max home. They just dropped the asking price of this $150K. I'm a little confused as the listing says NEW builders model home but Redfin shows a previous sale of $589k back in june of 06. It could possibly be that someone bought the model back then and let the builder lease it back. That's not an unheard of thing with model homes. I wish this thing was up in Riverside or Corona at this price.

Menifee is just a stone throw away form Hemet. The price should be $91/sq.ft. before I would even considered looking into the property.
By the way the properties in Morgan Hill, Temecula will not be affected by the real estate slump and will stay overpriced......

Yup, Morgan hill is different! Especially since they Ochoa gang bought all those homes will straw buyers and funny money. The differnece though is gonna be how far it tanks! Morgan hill is doomed. There are already quite a few REO priced WAY under what they last sold for. There are many more in default that have not hit the market yet.

Morgan Hill is not even in the City of Temecula, Its in the incorporated area (meaning less city service), high taxes, overpriced homes, and bunch of snob....

Some places in my neck of the woods Eastvale, are now selling in the mid $400K. Homes in my area are taking 40% over the high. I bought in 2001, so I am good position to weather the storm. If prices in south OC get in the high 300K, then I'm leaving Eastvale even though I love the area.

$300k in South OC, I'l be right behind you if that happens. The only problem is that if South OC goes to $300k for a decent SFR then the IE will be at $150k for a similar home.

This is a "silent auction" type scam. Called the agent , and the deal is to try and get the lender to accept a short sale. She claims she has "8" offers, the highest being 415K.

At $350k I might consider it but at $415 I can find better deals out there. 8 bids.....yea right. What she means is she got 8 calls like your's and her vivid imagination turned those into bids.
