let's take a peak at Cucamonga

I randomly picked a tract and looked at all the homes listed. Here they are:

13956 CRESCENTA WAY
Rancho Cucamonga, CA 91739 It's a 4/3 2600 sq/ft
Listed for 599K 2 months so far with no takers
Purchased for 700K back in Feb 07. That's $100k loss plus 6% commision and holding costs in 8 months

5612 SAN MARINO WAY, a rather unremarkable 4/3 2433 sq/ft home. It features a horrible back yard and still has the 10 year old original builder fixtures. No upgrades here folks
listed for $619k, 52 days on market so far
purchased in 02/06 for $640k. This dude is gonna lose a bundle.

13937 SAN DIMAS LN this 4/3 is 2840 sq/ft Nice pond in the back yard but the inside looks builder basic still, cheap cabinets, counter and fixtures.
On the market for $615
Purchased in 03 for 400K. Should be able to escape (unless he's pulled the equity out) and can drop his price low enough. No hope at the current price though.

14027 ANNANDALE LN is a 5/3 2545 sq/ft home. Nice looking pool home but again the inside looks builder basic, have any of these people ever heard of upgrades?
Asking $715k Yea right, no hope at this price.

14039 ANNANDALE LN is a 5/3 2679 sq/ft home. Again a nice looking place with a clean pool. But once again it looks builder basic inside. Every freekin house in this tract has white tiles in the kitchen wft?
Says purchased in 94 for $230k (seems newer than that)
up now for $709k (best o luck spanky)

14136 LOS ROBLES CT is a 4/3 2335 sq/ft home. Once again it's a nice looking pool home with a basic white tile kitchen.
Listed for $660, Another dreamer
Purchased in 2002 for 375 and originally in 96 for 207,500 .


14119 LOS ROBLES CT is a 4/3 2679 sq ft home. Once again this looks like a nice pool home...but wait is that new counters and cabinets and even a wood floor. Say it's not so.
This one is listed for $674k. More dreamers, there must be a carbon monoxide leak somewhere...
Purchased in 2002 for $385k and sold new in 96 for $235k

5671 CRESTLINE PL is a smaller 4/2 and 2193 sq/ft. Again back to the builder basic model with no apparent upgrades. The realtor calls this "mint condition"!
This poor fool bought in at the peak in 8/05 and paid $600k
He is trying to escape with $640 hahahahahah. Even if he flips the first 2 digits this things still overpriced.
Sold new in 1996 for $226

5635 ALHAMBRA CT is a 4/3 2493 sqft pool home. The interior looks original (Mint Condition) as in nothing upgraded.
This one is reaching for the moon and trying to get $698K YEA RIGHT! best a luck
He bought in new in late 95 for $226k. He's trying to make $472K in 11 years.


I just can't go on anymore tonight. This whole tract is on crack. Ok so most of them put in a pool. Would it be too much to ask after 10 years, to update those kitchens? Most of these owners have tons of equity (or they should if they did not refi themselves into a hole). They should be able to drop the prices and generate some interest. Of course they won't beacuse thier realtor told them they have them "priced right".
